New Builds
Ballinhassig Storey and a Half New Build

New BuildsAs a result of the preliminary B.E.R study we upgraded the floor insulation from 100mm to 140mm and the insulation within the cavity walls  from 60mm to 100mm. A decision was also taken to fit a wood burning stove with back boiler to reduce the dependence on the primary heating system.

Before construction began, we altered the internal layout slightly so that the chimneys were centred on the ridge lines. The chimneys were also increased in size and moved out to sit flush with the gables, this gives the roof a more substantial and balanced appearance. The windows on the front elevation where upgraded to a 'A' rated P.V.C sliding sash, these combined with a heavy sill gives a character to the house which would be otherwise lacking.

Internally, due to concerns over cold bridging, a decision was taken to dry line the walls with a 42.5mm board along with all window reveals and heads. This reduces the U values of the walls from 0.2 to .16 and there is a corresponding improvement in the value for thermal bridging.

All internal ceilings and partitions where insulated with Rockwool and covered with a high density sound block board. This improves the effectiveness of the zoned heating controls and dampens noise travelling between rooms.

The house is currently being decorated and will be completed in just over seven months from start to finish.
